Hello! Before you dive into using our services or exploring our website, we've put together these Terms & Conditions. Think of them as the 'house rules' that ensure everything runs smoothly and fairly for both you and us here at GoPermitted.

We know legal documents can sometimes seem a bit much, so we've tried to make these as clear as possible. They cover important things like how our services work, what you can expect from us, what we expect from you, and how we handle your information (which is also detailed in our Privacy Policy).

Important: GoPermitted provides informational planning reports for residential properties in England. Reports are not legal advice and are not a planning decision. Always verify with your Local Planning Authority (LPA) and appropriate professionals.

1) Definitions
  • “We”, “us”, “our”: Alejandro Trinco, sole trader, trading as GoPermitted.

  • “You”, “your”: the person or organisation placing an order.

  • “Site”: gopermitted.co.uk and associated subdomains.

  • “Report”: our address-specific Planning Potential Report for residential properties in England.

  • “Homeowner Report”: single-address report priced at £9.99 per address.

  • “Pro 5-Pack”: bundle of five (5) Reports priced at £7.99 per address (credits usable within one year).

  • “Business Plan”: monthly plan priced at £349 for up to 50 Reports per month (unless otherwise agreed in writing).

  • “Business Day”: Monday–Friday (England), excluding bank holidays.

  • “Price-Match Guarantee”: the full-refund guarantee described in §10.

2) Scope and eligibility

2.1 We only cover England. Do not use our Reports for properties outside England.
2.2 Our Reports focus on Permitted Development (PD) feasibility and planning-related flags for residential properties (e.g., extensions, lofts, porches, outbuildings). Commercial or mixed-use sites are out of scope unless we agree in writing.
2.3 You must be 18+ and legally capable of entering a contract.

3) Our service (what you get)

3.1 Each Report aims to include: (a) a PD options summary (rear/side/loft/porch/outbuildings with indicative limits), (b) flags for Article 4 and conservation areas (where datasets permit), (c) notes on the larger rear extension prior-approval path, (d) a summary of nearby planning applications, (e) flood-risk flags, and (f) links to public sources for follow-up.
3.2 Delivery time: we use reasonable efforts to deliver the Report by the next Business Day after order. This is an estimate, not a guarantee (see §15).
3.3 Mini-check: not currently provided. If reintroduced later, it will be informational only and governed by these T&Cs.
3.4 We may update Report formats, datasets, or layouts at any time to improve accuracy and clarity.

4) Ordering, accounts and fair use

4.1 You are responsible for entering the correct England address. If the address is wrong or incomplete we may be unable to produce a Report and may cancel/refund at our discretion.
4.2 Pro 5-Pack credits: valid for 12 months from purchase; non-transferable; any unused credits expire.
4.3 Business Plan: monthly allocation of up to 50 Reports. Unless otherwise agreed in a written SLA, unused allocations do not roll over. We may apply fair-usage controls to prevent abuse (e.g., automated scraping or mass export beyond your allocation).
4.4 We may suspend or terminate access if we suspect misuse, reselling, scraping, or breach of licence (§8).

5) Prices, taxes and payment

5.1 Prices are in GBP and shown on the Site. We may change prices prospectively at any time.
5.2 Taxes (e.g., VAT) are shown at checkout or on invoices where applicable.
5.3 We accept card/online payments via third-party processors. Subscriptions (Business Plan) auto-renew monthly until cancelled (see §9).

6) What our Reports are not

6.1 Reports are informational only. They do not constitute legal, planning, surveying, architectural, engineering or financial advice, nor an LPA determination.
6.2 Reports do not assess: building regulations compliance; the Party Wall etc. Act 1996; title/restrictive covenants; highways/rights of way; access/visibility splays; utilities/capacity; ecology/heritage assessments; structural matters; construction safety; leasehold/freeholder consents; or any other non-planning consents.
6.3 Planning policies and datasets change. We cannot guarantee completeness or future validity.

7) Data sources and accuracy

7.1 We rely on public and third-party sources that can change, be incomplete or contain errors.
7.2 We take reasonable care but do not guarantee that any dataset, map, boundary, designation or interpretation is error-free.
7.3 You must verify with the LPA and relevant professionals before relying on any outcome.

8) Intellectual property and licence

8.1 We own all IP in the Site and Reports.
8.2 Licence (Homeowner & Pro 5-Pack): a non-exclusive, non-transferable licence to use the Report internally and for your own planning enquiry for the property address. You may share the PDF with your professional advisers and (for Pro) with your client for that property. No republication, resale, or public posting without our written permission.
8.3 Business Plan: same as above plus permission to use your logo on PDFs and to share with your clients for the relevant properties. Public redistribution, automated scraping, and training external AI models on the content are prohibited unless agreed in writing.
8.4 If a chargeback/refund voids payment, the licence automatically terminates and you must delete the Report.

9) Cancellations and subscription terms

9.1 Digital content & cancellation (consumers): By ordering you request immediate preparation of digital content and acknowledge you may lose the 14-day cancellation right once we begin work (Consumer Contracts Regulations 2013).
9.2 Business Plan: monthly, cancellable any time with effect at the end of the then-current billing period. We do not refund partial months unless required by law.
9.3 We may cancel an order and refund you if we cannot reasonably obtain data or complete the Report.

10) Price-Match Full Refund Guarantee

We will refund 100% of the amount you paid for a Report if, within 14 days of your purchase, you provide evidence of a publicly available, like-for-like report for the same England address at a lower price. Conditions:
a) “Like-for-like” means: an address-specific report for a residential property in England that (i) summarises Permitted Development feasibility (extensions/loft/porch/outbuildings), (ii) flags Article 4 and conservation areas (if applicable), (iii) notes the larger rear extension prior-approval path, (iv) includes nearby planning applications, and (v) includes flood-risk information, with a web or PDF output and delivery in a similar timeframe.
b) Must be a standard price available to the general public at the time you claim (no coupons, limited-time promotions, or bundled/enterprise deals).
c) Submit your claim to hello@gopermitted.co.uk with the competitor’s URL/screenshot, price, date, and a copy of your receipt.
d) One claim per address. If approved, we refund to your original payment method and your licence for that Report remains in place.

11) Refunds (other than price-match)

11.1 For Homeowner and Pro 5-Pack, we offer a 14-day satisfaction policy for informational quality issues where we have made a material error. Tell us within 14 days and we’ll correct or refund at our discretion.
11.2 Business Plan refunds are governed by your plan and any agreed SLA.

12) Delivery and service levels

12.1 We aim to deliver the full Report by the next Business Day after your order.
12.2 Business Plan “same-day rush” may be offered where feasible and confirmed in writing per order; it is not guaranteed unless stated in a signed SLA.
12.3 We are not responsible for delays caused by incorrect addresses, third-party outages, force majeure (§16) or events beyond our control.

13) Acceptable use

13.1 Do not: copy, scrape, crawl or systematically export Site or Report content; attempt to reverse engineer our systems; bypass access controls; or use content to train third-party AI/ML models without consent.
13.2 We may throttle, suspend or terminate access to protect service integrity.

14) Privacy

14.1 We act as a data controller for personal data you provide. See our Privacy Policy for details, including your UK GDPR rights.
14.2 For Business/Enterprise, we can provide a Data Processing/Sharing Addendum if needed.

15) Disclaimers and limitation of liability

15.1 The Site and Reports are provided on an “as is” and “as available” basis.
15.2 To the maximum extent permitted by law, we exclude implied warranties and conditions.
15.3 We do not accept liability for: loss of profit, revenue, business, contracts, anticipated savings, goodwill, data, or any indirect or consequential loss.
15.4 Our total aggregate liability arising out of or in connection with any Report or subscription shall be limited to the greater of £50 or the total fees paid by you to us for the Report (or, for Business Plan, fees paid in the 12 months preceding the claim).
15.5 Nothing limits liability for death or personal injury caused by negligence, fraud, or other liability that cannot legally be limited.

16) Force majeure

We are not liable for delay or failure caused by events beyond our reasonable control, including but not limited to network failures, platform outages, strikes, extreme weather, war, epidemics, changes to third-party datasets or APIs, or government action.

17) Changes to these terms

We may update these T&Cs at any time. Material changes will apply to new orders and renewals after the effective date. The latest version will be posted on the Site.

18) Complaints

Please email hello@gopermitted.co.uk. We aim to acknowledge complaints within 5 Business Days.

​

19) Governing law and jurisdiction

These T&Cs and any dispute or claim (including non-contractual disputes or claims) are governed by the law of England and Wales. The courts of England and Wales shall have exclusive jurisdiction.

20) Map Data Usage and Restrictions

The maps displayed within our reports are provided by Ordnance Survey and contain OS data © Crown copyright and database right 2025. Your use of this map data is subject to the following conditions:

  • You may view the map data provided in your report.

  • You may print the map data for personal, non-commercial use only.

  • Important Restriction: You are expressly forbidden from using prints of the map data for the purpose of submitting official planning applications.

  • You must not download, store, or otherwise extract the map data, except for the temporary caching that occurs automatically when viewing the report.

  • You may not use the map data to develop your own commercial applications or services.
